Planning

California BNSF Railway is planning to build the Southern California International Gateway, a 153-acre cargo depot just off Interstate 710 in Los Angeles bordering Long Beach. The project entails constructing rail tracks to connect to existing rail lines, including the Alameda Corridor, widening the Dominguez Channel rail bridge and reconstructing the Sepulveda Blvd. rail bridge and the Pacific Coast Highway overpass. It also includes building an intermodal railyard consisting of loading and storage tracks for trains, container loading and storage areas, a locomotive service area and a truck gate complex. The Gateway will enable BNSF to take cargo to and from the port by rail rather than truck, reducing congestion on I-710 (the Long Beach Freeway). The project is valued at $500 million. BNSF, 2101 Lou Menk Drive, Fort Worth, Texas, 76131. DR#11-00638455.

Florida River Landing Development plans to build River Landing, a mixed-use project, in Miami, on a nine-acre site that is currently occupied by the Mahi Shrine auditorium. River Landing will comprise a multi-story big-box retail building, two residential towers containing 440 apartments, and a public river walk with waterfront restaurants. The whole complex of buildings will total 537,000 sq ft, and is valued at between $40 million and $60 million. River Landing Development, 235 Altara Ave., Coral Gables, 33146. DR#13-00473491.

New York Midtown Equities, a developer, is planning to adapt the Empire Stores, a complex of four- and five-story warehouses, totalling 380,000 sq ft, into office and retail space. The Empire Stores were built between 1869 and 1885, and until they were abandoned in the 1960s they were used primarily for storing coffee beans. They are located in Brooklyn Bridge Park, in the neighborhood known as Dumbo. Studio V has been selected as the architect, and H&H Builders Inc. has been chosen as the general contractor. The proposed design calls for an open-air courtyard in the center of the complex and a 60,000-sq-ft glass-walled rooftop addition. The project is valued at $150 million. Midtown Equities LLC, 141 Fifth Ave., New York, 10010. DR#12-00640815.

Texas Sanderson Farms is planning to build a poultry complex near Palestine. The complex will consist of a hatchery, a feed mill and a processing plant. The hatchery will be built by Sedalco, the feed mill will be built by Todd & Sargent Inc., and the contractor for the processing plant has not been selected. The project is valued at $124 million. Sanderson Farms, 225 N. 13th Ave., Laurel, Miss., 39440. DR#13-00644593.
